Statutory approvals including EIA and licences, appointment of design team and lead design consultant, and procurement of long-lead equipment: 9–12 weeks.
Base build followed by fit-out. Total construction duration: 15–20 months.
Exit
Year 7–10. 90%+ NLA leased on long tenors, retail fully leased, apartments sold, with the scarcity premium reflected in pricing. Counterparties: Africa-focused infrastructure funds.
Year 7–10. Preferred while Kigali prime yields are still compressing. Citisquare retains ownership and compounds rental income.
Year 8–12. EDGE/LEED and ESG documentation, built in from day one, make the tower eligible for green-property listed vehicles.
Ongoing. Citisquare manages resale, keeping transactions in-ecosystem, earning a transaction fee and providing buyer liquidity assurance.
