Participation

Three ways to participate

The Apex is structured to accommodate different types of capital. Terms, minimums and timelines are discussed directly — speak to our team about the route that fits your mandate.

01 — Institutional Equity

A minority equity tranche in the Citisquare SPV, structured for DFIs, impact funds, Africa-focused private equity, and sovereign or pension capital. EDGE/LEED certification unlocks green-bond eligibility and ESG-mandated allocations.

02 — Diaspora & Individual Co-Investment

A structured co-investment vehicle for diaspora and individual investors, mirroring how RDB finances Kigali Innovation City itself. Title and investor instruments are held by an independent trustee.

03 — Residential Purchase

The Apex

The Alpha Thesis

A tenant’s savings on corporate tax, import duties, and registration fees inside the RDB Free Trade Zone directly subsidise their ability to pay premium rent — and stay longer. This arithmetic is unavailable to any building outside the zone. That is Citisquare’s rental income security.

Positional Scarcity

Sole main-entrance building in KIC. No competitor can build an equivalent position. Scarcity premium is structural and permanent.

SEZ Tax Incentives

Corporate tax relief, duty waivers, and registration benefits translate directly into tenant rent capacity and lease longevity.

Named Ecosystem

CMU Africa, BioNTech, ALU, AIMS, UR-CST, Kofisi. Best-in-class co-tenancy that no competitor can replicate.

Green Capital Edge

EDGE/LEED certification unlocks green-bond eligibility and ESG-mandated capital — a cost-of-capital multiplier unavailable to standard assets.

Location

The Address Is the Asset

The sole building at the main entrance to Kigali Innovation City — within the RDB Free Trade Zone. No competitor can replicate this position.

Main Entrance — KIC

The Tower sits at the sole access point to KIC’s 61-hectare campus. Every institution, investor, and visitor passes it first.

RDB Free Trade Zone

SEZ incentives: corporate tax relief, import duty waivers, streamlined business registration — structural, not incidental.

Named Co-Tenancy

Carnegie Mellon Africa, ALU, BioNTech, AIMS, UR-CST, Kofisi — all within walking distance from The Apex.

Unreplicable Position

No future developer can claim this address. First-mover structural advantage, fortified by sovereign policy.

Market Context

Why Rwanda, Why Now

This is not speculation on an emerging market — it is the strategic acquisition of a monopoly-like position within Africa’s most disciplined economic zone.

Rwanda Policy Commitment

NST2 (2024–2029) targets 9.3% GDP growth, raising private investment to 21.5% of GDP and creating over 1.25 million jobs. Capital is already deployed behind this — it is not aspirational.

KIC Scale & Mandate

KIC alone is projected to create 50,000 jobs, generate $150M in annual ICT exports, and attract $300M FDI. Africa50 commits $400M — focused primarily on real estate, including $315M in commercial complexes.

Rental Yield Premium

Kigali delivers 9.3% residential, 10.8% office, and 12.3% retail yields — outperforming most comparable Sub-Saharan African markets. Rwanda ranks top in Africa for ease of doing business.

Exit

Four exit pathways

01 — Stabilised Asset Sale

Year 7–10. 90%+ NLA leased on long tenors, retail fully leased, apartments sold, with the scarcity premium reflected in pricing. Counterparties: Africa-focused infrastructure funds.

02 — Stabilisation Refinancing

Year 7–10. Preferred while Kigali prime yields are still compressing. Citisquare retains ownership and compounds rental income.

03 — REIT / Pan-African Listing

Year 8–12. EDGE/LEED and ESG documentation, built in from day one, make the tower eligible for green-property listed vehicles.

04 — Apartment Managed Resale

Ongoing. Citisquare manages resale, keeping transactions in-ecosystem, earning a transaction fee and providing buyer liquidity assurance.
